The Hidden Showing Mistake Sellers Don't See

First impressions happen fast, and sometimes it's the smallest details that leave the biggest impression.

I recently walked into a staged home, and within minutes, I developed a migraine and felt nauseous. The floral scent was so strong that it seeped into my clothing long after I left. We searched the home expecting to find multiple air fresheners, but instead discovered just two clip-ons, one tucked under the kitchen sink and another hidden inside the bathroom vanity.

While many sellers believe a strong fragrance makes a home feel clean, buyers often interpret it very differently.

Instead of creating confidence, overpowering scents can raise questions:

  • What are they trying to cover up?

  • Is there a pet odor?

  • Could there be moisture or mold issues?

For some buyers, strong fragrances do more than create suspicion. Because some contain harmful toxins, they can trigger headaches, allergies, nausea, or respiratory irritation. When buyers become uncomfortable, their attention shifts away from the home itself.

As listing agents, you work hard to create an environment where buyers can emotionally connect with a property. A clean, neutral-smelling home supports that experience far better than heavy perfumes or air fresheners.

If a home has an odor, the best solution is always to address the source rather than mask it. Fresh air, deep cleaning, laundering fabrics, cleaning drains, removing trash, and improving ventilation all help create the fresh, inviting atmosphere buyers expect.

The goal is simple: when buyers walk through the front door, you want them to notice the layout, natural light, and finishes - not wondering why the home has a strong smell.

Sometimes the details that seem insignificant are the ones that have the greatest impact on a buyer's experience.
